Great Roof Material

Before I proceed about the application of this product, let me say that I have read the other reviews on this site. Some had some bad experiences, and this can be largely due to not reading the PDS (Product Data Sheet) about this material. "EPDM rubber roofs must be rinsed with KST" - PDS. You have to purchase the KST cleaning agent and treat the roof prior to application. If you do not do this, the product will not adhere to the roof. "Other roof substrates including TPO, PVC, metal or asphalt may require primer before application." - PDS. My sales Rep informed me of the application steps and it worked like a charm. It is by far the best product out there if it is applied correctly. I utilize this product to seal older roofs that the owner may not have the money to repair or replace. Before I apply it, I seal any pipes and vents with another silicone product. This creates a double barrier, and ensures an adequate seal. The product has a life-span of 10+ years. I have not one complaint yet. If this is your first time applying the product get with Sherwin Williams to find out the best way to apply it. If I would not have spoken with them first, I would have skipped the rinse and has a disaster application.Was this review helpful to you? Login to rate it.

Huge loss and damage to a non-profit

Materials were donated for our Veterans Art Center. We hired a contractor to apply the product and train veterans on application/installation. Sherwin Williams stopped by to check the process during installation. Right from the get-go we had leaks and these were mainly at edges or around pipes, etc and it was a struggle to try and patch and keep ahead of them. Each year it has gotten worse and this year our roof is a sieve. I would love to provide pictures. It has crinkled, crackled, peeled, sloughed off and shrunk into blisters and patches leaving areas of bare roof and allowing water to flow freely both above and below any remaining coating.. Damage inside is profound and we do not have funding to get a new roof. We were promised this would be the only roof we would ever need.Was this review helpful to you? Login to rate it.

No good in concrete roof

I paid a contractor to seal my roof with the best product in the market. He chose to use Uniflex 44 while claiming it was the best. He removed the product that was there before and put the Uniflex 44. My roof did not have as many problems as it has now. Before I had a bit of humidity inside the house, but now the the humidity increased by 90%, there are leaks and the product is peeling off. This is what Sherwin Williams is promoting now in Puerto Rico, but the product does not work in this climate and in concrete roofs.Was this review helpful to you? Login to rate it.

Silicone 44

I have been using this product for ten years now. If you follow a few rules it will work out great. We use it over granulated cap sheet that is in decent shape only. If going over previous elastomeric coatings ( 2) max, they have to be in good shape or skip it. We use a coverage rate of 5gal per 160 sf . This exceeds recommended by a lot. Apply with 24" rubber squeegee and backroll. Apply more at low ponding areas. Never apply over TPO! Fresh tar! OK on metal patio roofs to cool them down. Will not use on exotic roof products ( EPDM etc) Apply on bone dry surface only! I will not use on non granulated cap sheet, ie mineral surface or glass w/tar. No bond.Was this review helpful to you?
